A Brighter Future for HVAC systems is here, Brightspace!
Brightspace is a property technology company revolutionising energy efficiency in the commercial building industry.
About
Brightspace is a property technology company revolutionising energy efficiency in the commercial building industry with Edge AI hardware and Building controls software. Our solutions focus on significantly reducing energy consumption in buildings, particularly in HVAC systems, which are responsible for a substantial portion of global CO2 emissions.
With a team of engineering experts and strategic advisors, Brightspace has spent four years developing and validating its product portfolio, protected by multiple pending patents. Our founders, Robert de Burgh-Day and Errol Murray, bring extensive experience in construction, building services, and electronic design, enabling us to pioneer effective and scalable solutions for energy efficiency in buildings.
Why Melbourne
We are proudly Melbourne-based, developing our technology in Collingwood. Melbourne's supportive governmental policies, and vibrant business ecosystem make it an ideal hub for launching and scaling Brightspace. The city's emphasis on sustainability and innovation aligns perfectly with our mission to enhance energy efficiency in commercial buildings. - CEO Rob De Burgh-Day
Globally, HVAC systems account for 5.5 gigatons of CO2 emissions annually. This huge production of emissions is predicted to increase as temperatures rise and regulatory pressures grow.
Challenge
We are addressing the substantial energy consumption and CO2 emissions associated with HVAC systems in commercial buildings. HVAC systems contribute to approximately 15% of global CO2 emissions, surpassing the emissions from all passenger vehicles combined.

Solution
Brightspace offers a comprehensive ecosystem of Edge AI hardware and SaaS products designed to optimize building energy efficiency and indoor air quality.
In short, our products are designed to make HVAC more efficient, reducing costs to users and HVAC emissions. In addition, our products provide asset owners and operators with the ability to reduce outside air requirements by up to 75%, and meet increased fresh air requirements with minimal base building infrastructure.
Brightspace Product Range:
- Edge AI Occupant Tracker (OCC-010): Real-time Edge AI occupant tracking, ensuring precise optimization of building services.
- Environmental Monitors (EVM-005): Monitoring key indoor environment markers such as CO2, PM2.5, TVOC, sound pressure, and light level with near-reference accuracy.
- Aerobright Filtration (ARB-011): Dynamic clean air delivery based on real-time occupant needs.
- Steribright (STB-010): Autonomous UV-C treatment for air and surface cleanliness.
- Gateway Integrator (GWB-002): Seamless connection of wireless Brightspace devices to cloud dashboards and building management systems.
We address the high operational costs and environmental impact of traditional HVAC systems by providing solutions that enhance energy efficiency, reduce emissions, and improve indoor air quality. This results in cost savings for customers and contributes to their sustainability goals.
Key Metrics from Recent Pilots:
- 28% Reduction in HVAC Energy Consumption: Compared to current best practice.
- 86% Reduction in Excess Ventilation: Proven efficiency improvements during pilot studies in Victoria, Australia.
Result
Brightspace has successfully completed pilot programs, including a notable project with Simba Global that demonstrated significant energy savings and efficiency improvements.
In addition, we are extremely excited to be working with Shellharbour Airport on our next pilot. This pilot has the potential to demonstrate the efficacy of the Brightspace product suite across airports as an asset class where highly variable occupancy can benefit from Brightspace’s occupant-based control to reduce excess ventilation.
2024 has been the year of commercialisation for Brightspace. Although our products are still precertification, we have secured ~$1.1 million in contracted revenue and have multiple projects in the pipeline (pending certification).
Brightspace has an aggressive plan to take its products to market in Australia and abroad. As discussed above, we have secured significant domestic traction so far. In addition, Brightspace has been capitalising on its recent trade mission to Singapore to establish its go-to-market pathway in SE Asia.
On a capital front, we plan to raise AUD $4 million in growth capital to expand our manufacturing capabilities, build a dedicated go-to-market team, and scale our operations in Australia. Our roadmap includes launching new products, entering offshore markets, and continuing to refine our solutions to meet the evolving needs of our customers.
